[Fredslist] Trusts & Estates and Landlord Tenant attorney needed

A friend of mine lost his wife in 2022 after a long and wonderful marriage.

He has been struggling since but there are no internal family issues with the estate that he is aware of.

She inherited from her father a home they used (and use) for rental income and the tenant is currently past due.  Only her name is on that deed.

He thinks he is on the title for the house they lived in (and he lives in) but doesn’t have a copy of that.

He has yet to go to probate. She did not have a will.

It isn’t a high income family and they need to clean this all up.
