[Fredslist] Need Advice re: David Lerner Associates

 I looked at the Apple REIT information on the David Lerner Website and have to add my 2 cents.
1  keep in mind that the results reported were during a period of unprecedented economic expansion.
2  Most important, recognize that this investment is illiquid
3  You are investing in Hotels.  Think about that carefully.  I am in Orlando right now where occupancies are down 60% from last year.  Even in NYC occupancies and rates are down substantially. The Apple 6, 7, 8, and 9 appear to focus on extended stay hotels.  As a concept, extended stay hotels have done poorly as well.
4  If something sounds too good to be true it probably isn't.
