[Fredslist] 1031 Exchange Expert Needed for Complex multi-state Deal

Good Morning Gothamites,Very long story short,
A good friend of mine (and one of my health insurance mentors) has been semi-retired in Nevada for 4 years.He has "highly appreciated" property in Windsor Terrace Bk with tenants (and lots of plumbing headaches)
He/they are exploring:
1. 1031 exchanging to e REIT and taking income2. 1031 exchanging for 2 new Nevada properties (mother-daughter plus investment prop later to their daughter)3. 1031 exchanging for 1 property and taking income
Lots of moving parts and wrinkles with 2 states being involved as Nevada (in some ways a different country) does NOT require an attorney to close on real estate properties.
