[Fredslist] place to live need some Gotham help

Gotham,
My daughter Talia (former Gotham film festival winner) has a new job and is looking for a place to live in NYC. The few places she has found that are in her price range seem to have broker and other fees that range from 12-22K which is not in her budget.  Any suggestions on  a 2 bedroom apartment that has a decent sized living space and a useable sized kitchen. Laundry in building or in unit. Budget is 3500-4000. Anywhere in Manhattan below 140th st. ideally a close subway link to the 7 train.

Thanks for your help any suggestions, ideas and of course apartments are appreciated.
