[Fredslist] Mortgage on a Co-OP building

FRiends:

I am the treasurer of a 6 unit Co-Op on the Upper West Side.  Our 15 yr
fixed mortgage ($195,000 remaining as of now) with National Cooperative
Bank comes due in December with a balloon payment, and I am beginning the
due diligence to find a cheaper alternative before re-upping..

Can anyone help?  I know Co-Ops are tough.
