[Fredslist] Mortgage Help Needed for First Time Buyer

My 25 year old nephew has been on the NYC Police Department for almost 4
years and has been saving to buy a condo or coop in Queens.  He was told
today that "no one will give him a mortgage" because he has no debt.  He
paid off his car loan after only 3 payments, paid off his student loan and
only uses a debit card.  He never wanted a credit card and presently lives
with his parents.

Does anyone have any Mortgage advice and/or help for this extremely
responsible young man who is looking to purchase a property?
