Gothamites,

A young couple is looking for a new apartment.  They are very good friends of mine, so any help is deeply appreciated.


This list has been formulated through discussion between the three tenants. It represents a basic idea of what we're looking for and should answer most of your questions up front. If you have additional questions, please let me know.

- Three tenants will live in the unit.

- Two tenants will apply for credit check and be listed on the lease.

- Professions: One Paralegal, One Management Consultant.

- Combined applicants' income is $163,000 before taxes.

- Currently residing in a 2br in Long Island City

- Looking for a more reasonable rent.  For all units, max net rent is $3000.

- Looking for an energetic neighborhood with good restaurants and groceries nearby.

- Primarily looking in Sunnyside and Long Island City.  Court Sq, Bronx, and NJ have been rejected.  Astoria south of 30th avenue is being considered

- 35 minutes or less commute from apartment to Grand Central Station.

- Will consider alternate units proposed if photographs are available or if viewings can be scheduled side-by-side

- Will NOT consider units where one of the bedrooms is a converted from other space, or split from the other space with double doors/fake doors.

- Ready to move in as soon as as October 3rd.

- New construction is a plus.  Renovated within the past 10 years is a minimum.  Prewar is not preferred.

- Laundry in building is a plus.

- Gym in building is a plus

- Balcony or shared outdoor space (like rooftop) is a plus

- Emailed floor plans (if not already included in the ad) are a plus.

- Emailed photos (if not already included in the ad) are a plus.

- High Speed Internet availability is a must.  FIOS or RCN is preferred.  TWC and others are acceptable.
