The New York Real Estate Chapter is proud and most heartened to welcome new
member Charles Ruffin to our chapter.

His division of Emigrant Bank provides residential (1 to 4 family, condo
and co-op) and commercial (multifamily, mixed use, office, retail, SRO and
underlying co-op) real estate financing. Emigrant lends in 7 States and is
known for having niche lending programs. Emigrant processes and underwrites
all commercial loans locally in New York City and all residential loans in
Westchester County. Emigrant is a portfolio lender which means we are able
to make loans that can be tailor made to fit a borrower’s unique lending
request. As an example, Emigrant’s residential mortgage programs will
provide financing to foreign nationals, investor owned co-ops, loans in the
name of an LLC, blanket loans, non warrantable condos and co-ops from
$100,000 to $10,000,000. Emigrant’s commercial mortgage programs have very
flexible underwriting guidelines. Emigrant does not have a minimum credit
score, can finance borrower’s with a past foreclosure or bankruptcy, can
finance blanket loans that include residential and commercial properties,
provides financing to foreign nationals and Emigrant does not charge and
points or application fees. Emigrant’s provides commercial financing from
$100,000 to $5,000,000. So when you combine all the unique lending
characteristics that are offered you can see Emigrant Bank is not the
average bank when it comes to real estate lending.

Charles started his banking career after grad school in 1997. I have worked
in real estate financing for over 18 years. Throughout this time he has
been an active networker. He believe that by building relationships you are
able to create a win win scenario not only for yourself but your referral
partner and clients. He looks forwardto building relationships with Gotham
members so he will be able to refer his clients to them.
