[Fredslist] Internal Rate of Return Question

Greetings along the network.

I am reviewing an agreement which provides for distributions to provide the investor with a certain percentage IRR with respect to their investment.
The agreement does not indicate over what period of time this is to occur nor whether this includes the return of the original investment.
I would like to speak with someone who might be able to help me understand the mechanics of this provision.
