The role of the Assistant Project Manager is to assist the Director of Construction with the planning, executing, and finalizing of projects according to strict deadlines and quality results. The Individual will act as the assistant project manager and all the duties associated with the position for buildings owned and managed by the company. The Assistant Project Manager will oversee quality control throughout the projects its life cycle.

To perform this job successfully, an individual must have a passion for the construction industry and be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required for this position. The following list is the essential job functions, which may be supplemented or changed as necessary.

Job requirements:
·         Works with the Director of Construction and other management to ensure that structured processes are in place and objectives are accomplished within the prescribed time frame and funding parameters.
·         Responsible for assisting with the scheduling of the Company's construction projects.
·         Provides leadership and guidance to assigned projects.
·         May interface on behalf of the Director of Construction with architects, engineers, expeditors, zoning and landmark consultants, attorneys, accountants, bankers, construction managers/contractors, buyers, sellers, landlords, tenants, mortgage brokers, sales and leasing brokers.
·         Manages the project teams work efforts in harmony with competing priorities with the company
·         If required, assist with coverage of Property Management tasks.

Pre-Construction Assistance:
§  Assist the Director of Construction working with the architects and engineers, design and development and construction documents and all other consultants during pre-construction
§  Obtain and file all required permits and clear-up building violations. Code all documents for job site filing
§  Coordinate the bringing up to code, repair and maintenance of building systems.
§  Obtain insurance certificates from all contractors prior to starting construction.
§  Assists with the preparation of schedules and set deadlines to ensure timely completion of work. Identify issues for early resolution.
§  Informs Director of Construction and appropriate management of issues and remediation plans.
§  Ensures compliance to all applicable safety and health rules and regulations, company policies, and procedures
§  Provides Director of Construction with recommendations for improving tracking, reporting, and monitoring of projects.
§  Assists in preparation of periodic management reports
§  May attend meetings on behalf of Director of Construction
§  Assist in bidding process.
§  Assist project superintendent with the implementation of job site safety procedures, notifications, signage, supplies, and equipment.
§  Draft meeting agendas for all project meetings

Construction Management Assistance:
§  Assist with the coordination of a construction schedule with all trades prior to beginning construction.
§  Assist the Director of Construction in coordinating the activities of a project to ensure cost, schedule, and quality standards are met.
§  Ensure that all trades forward all corresponding submittals for the review and approval of the architect. Coordinate access, security measures and work hours at the site for all contractors with the Property Manager
§  Prepare and process all job change orders.
§  Assist in obtaining pricing for the development of cost estimates.
§  Work with Insurance Companies to ensure insurance bonds are current and accurate.
§  Maintain document controls of all project correspondence including permits, memos, change orders, proposals, approvals, etc.
§  Prepare final project punch list along with the architect and execute it to completion.
§  Facilitate required inspections for obtaining Certificate of Completion/Occupancy.
§  Coordinate with Property Manager for tenant move-in once build-out has been completed.

Accounting:
§  Assist with the coordination of payment of all building department's permit fees.
§  Prepare all monthly trade bills and submit for approvals from the Director of Construction.
§  Create monthly requisitions for payment of trade bills.
§  Review and include in monthly requisitions all change order work for billing.
§  Close out billing for all trade contracts.

Qualifications:
·         Proficient in Excel, Yardi experience is a plus
·         An undergraduate degree with 2 plus years of construction experience is required.
·         Strong knowledge of the technical aspect of construction.
·         Experience in project scheduling and coordination.
·         Strong written and verbal communication skills.
·         Developed and practiced attention to detail.
·         High level of initiative with a strong work ethic and the ability to work well under pressure.
