[Fredslist] Need Advice re: David Lerner Associates

Dear Gotham Members,
 
I hoping you can offer me some advice about your experience investing with David Lerner Associates.
 
I've been presented with an opportunity to invest in their Apple Nine fund which is a REIT, and the person I met with set the expectation for an 8% return.
 
Any insight you can offer - - either good or bad will be greatly appreciated.
