Minimum Deal Size: USD$5 million

 

Criteria: Revenues of $5 million and EBITDA or cash flow of $1 million.  

Potential exceptions will be made for healthcare and alternative energy.

 

Areas: Global

 

Real Estate:

 

Minimum Deal Size: USD $20- $300 million

 

Required IRR: 12%+ for senior debt; 20%- 30%+ for equity 

    Cap Rate:  Very competitive to each market 

 

Development + Re-Development: 

 

-          Limited consideration of ground-up New Construction and
Re-development/Repositioning (re-use). 

-          Must have at the very least 2X DSCR (debt-service coverage),
full recourse personal guarantee(s) of sponsor(s) and collateral package
valued in excess 2X L-T-C (Loan to Cost), and a feasible Exit strategy. 

 

Income Producing Properties:

-          Only interested in commercial properties (Multifamily; Office;
Retail; Mall; Medical offices; Healthcare; Hospitals; Mixed-use; Hospitality
(Hotel/Motel)). 

-          Require 3 year operating track record.

-          Require 3 years of income and operating statements (by month).

-          All previous 3rd party reports.

-          2 years of previous taxes.
