I have a close friend who is looking to move into Manhattan with a friend and they have become extremely frustrated with the diabolical Manhattan Real Estate game.  Their specs are below. If it's a one BR convert, then converted room should have window and closet with a decent sized living area

Both bedrooms should easily fit at least a full-sized bed

More than 850 Sq ft.

Location: anywhere in Manhattan EXCEPT the following:
- Chinatown
- East of Ave A (East Village)
- East of 1st Ave (above the village)
- West of 10th Ave
- North of 86th Street (below 86th, preference is UWS over UES)

If walk up, no more than 3 flights. Prefer elevator building.
Doorman not necessary.
