[Fredslist] Commercial deal for Canadian residents

I have a borrower that is looking for the following:
 
They are Canadian residents
They are looking to purchase a parcel in Chicago with 2 stores on it.
 
Being that they are not US citizens, and do not live or work in the US,
can anybody do such a deal?
 
If not, they have a daughter that lives and works in the states.
Can she co-sign for her parents?
